Thameside West is a proposed residential-led mixed-use development in the Royal Docks, located between the River Thames and Royal Victoria Dock.

The masterplan for the site has planning permission for up to 5,000 new homes, alongside new public spaces, walking and cycling routes, shops, cafés and community uses.

In September 2026, three planning applications were submitted to the London Borough of Newham, which jointly form Stage 1 of the scheme. This is expected to deliver approximately 1,500 new homes, including affordable homes, across six buildings, alongside a new publicly accessible park connecting Royal Victoria Dock to the River Thames, as well as new public spaces, shops, cafés, improved walking and cycling routes and better access to the Thames. The three applications are:

  • Non-Material Amendment to Phase 1 (Buildings A and B)
  • Reserved Matters to Phases 2-4a (Buildings C, D, E and F and The Park)
  • Planning Application for the use of Bell Lane

We have been holding a series of events for the local community, including an introductory event in June, followed by public consultation events and site tours in July. Residents joined us to learn more about the plans, visit the site and share their views. We have also continued to speak with local residents, businesses and the wider community as the plans have progressed.

Thameside West Park Design Group

Thameside West Park Design Group

Over the next few months, a group of local people is working with the project team to help shape the future of Thameside West Park.

We put out an open invite for local residents to take part, with the aim of bringing together a broad mix of experiences, perspectives and connections to the area. No design or planning experience is needed. The group is built on the idea that local knowledge and lived experience are essential ingredients in creating good public spaces. Around 20 people came forward and have now begun working with us.

How it works

The Design Group works alongside the project’s design team through a series of workshops and site visits. It’s a shared learning process. Participants bring local knowledge and ideas, while the design team shares insight into the opportunities, constraints and thinking behind the park’s design. Together, they’re exploring how the park can reflect the needs, ambitions and character of the local community.

The programme isn’t fixed. It will continue to evolve as the group shares feedback and reflects on what’s working.

What this means for the wider community

The Design Group is just one part of a much wider conversation about Thameside West Park. While the workshops themselves involve a small group, the ideas and insights coming out of them will help inform the wider project and shape future engagement with the whole community.

You don’t need to be a Design Group member to have your say. You can still share your thoughts at any time by getting in touch here.

Follow the journey

We’ll be sharing updates from the Design Group process on this website and through our community newsletters as things develop, including emerging themes, key discussions and how local ideas are shaping the park.
